About Green Community
A: The launching date of Green Community - Phase 1 was in October 2003.
A: The total number of units at Green Community - Phase 1 is 720 units, to include Luxury villas, Family villas, Townhouses, Terrace Apartments, East Garden Apartments, West Garden Apartments and the Lake Apartments.
A: The additional upcoming project is Green Community West which will include 850 units. The project is expected to be ready end of 2007/mid 2008.

About Service Charges
A: The Service charges cover the management and provision of a range of maintenance contracts for the common areas of Green Community including (but not limited to);
Electricity and water for all common areas (Recreation Centres, Street Lighting, Common areas of Apartment buildings etc);
Air conditioning and chilled water supply for the same common areas;
Capital costs of the chilled water supply from the plant to each property;
Landscaping of all common areas;
Irrigation water for all common residential areas of the Community;
Reactive and preventative maintenance (including parts) of all common area equipment (pumps, swimming pools, water pipes, a/c units, street lights, electrical cabling etc);
Cleaning of all common areas (including garbage rooms and chutes and common areas of apartment buildings, recreation centres, fountains, lakes and all external areas);
Security services;
Waste removal from within GC to the compactors and from the compactors to DM sites;
Building Management system in the apartment buildings (monitoring systems' function, water usage etc);
Maintenance of Fire-fighting equipment and alarm systems;
Elevator maintenance;
Access control system maintenance;
Common area external glass cleaning for apartments;
CCTV and satellite farm;
Water treatment;
Street lighting control;
Pest control of common areas;
All risks and Third Party liability insurance for all properties.
A: After the end of each calendar year, residents will receive an independently certified and audited statement of the costs for maintenance of Green Community for the past 12 months and a statement of the expected budget for the following 12 months.
A: Residents will be asked to make up the deficit as part of the Service Charges for the following 12 month period.
A: Residents will have the balance due deducted from the costs for the coming year.
A: The major costs are related to the utility charges. Residents can minimise these by ensuring that building doors are kept closed as they come and go, by switching off lights in common facilities when they leave and by practicing simple “good house-keeping†techniques. If they see any failures in service in the common areas (irrigation leaks, street lights working during day-light hours etc), by informing the Buzz Call Centre on 04 885 2843, residents can help us to minimise costs.
About Service Providers and Maintenance
A: In the event that a resident has a complaint, we ask that the Green Community Management Office is informed on 04 885 3500 or by e-mail to gcoffice@up.ae. If the complaint occurs outside normal working hours, please call the Buzz Call Centre on 04 885 2843. If the complaint involves a Security or Safety issue, please call the Security Supervisor directly on 050 457 2763.
A: If you are a Rent to Own tenant, maintenance is the responsibility of the Landlord (provided that the tenant has not damaged or neglected the property). Please call the Buzz Call Centre on 04 885 2843.
If you have purchased your property on a 90 year lease from Properties Investment, all maintenance of the property is your responsibility. Please check the “Maintenance†pages of this website to find out who we recommend to maintain your property. In an emergency, you may call the Buzz Centre, who will contact our on-site ServeU team to assist you; you will be charged by ServeU for any work that they carry out.
A: In order to maintain the overall aesthetic appeal and continuity of Green Community, we prefer that residents do not vary the original landscaping design. However, if residents do so, our landscaping contractor will no longer take responsibility for the maintenance of the area.
A: It is not possible or practical for the landscaper to adhere to individual requests from residents since there are simply too many properties involved. The management of the landscaping including pruning is designed to be common throughout Green Community and for optimum cultivation and health of the plants. You are welcome to grow plants within the boundaries of your own property to a higher level provided that they do not obstruct the common area landscaping maintenance.
About buying and selling
A: You will need to contact the Green Community Management Office and speak with a member of our Contracts team. They will obtain a statement from our Finance team to determine the balance owed by you to purchase the unit. You will also need to complete an Application form.
A: Yes, Properties Investment LLC has mortgage arrangements with Abu Dhabi Commercial Bank, Habib Bank, HSBC, Lloyds Bank and Standard Chartered Bank currently. Our Contracts staff can help you with contact information for each bank.
A: No; you have to complete the Application form and to pay the deposit of 20% of the purchase price before you can transfer or assign the Lease to anyone else.
A: It is possible to sub-lease the unit. The lessee or tenant needs to provide the GC Management Office with a copy of the Tenancy Contract between the lessee/tenant and the sub-tenant. The GC Management office will collect the Tenant Information form and to provide car stickers to sub-tenants. All contractual matters remain between Properties Investment LLC and the original lessee/tenant.
A: You will need to ask your Purchaser to complete the Application form and you will need to confirm in writing to the Green Community Management Office that you intend to sell the property to the applicant. Upon payment of any outstanding mortgage to your bank (who will issue a confirmation that the mortgage is paid) and payment of the Transfer fee based on the Sale price, we will process the new Lease Agreement for your purchaser. The settlement of funds between you and your purchaser does not involve Green Community Management.
A: No; currently Green Community does not fall under the areas designated by the Government of Dubai as a free-hold area. Dubai Investments Park, in which Green Community is located, is a leasehold area and not currently covered by the Property Law that is being enacted in Dubai. This has no real practical relevance other than in respect of inheritance of the property.
A: Inheritance Law in the UAE is governed by Sharia Law which does not automatically pass property or other assets of the deceased to the surviving spouse. We advise all residents to ensure that they have a will governing the inheritance of their assets. This should be translated into Arabic and attested by the Embassy or Consulate of your home country.
About Security, Safety and Use of Common Facilities
A: Our Security staff are under instruction to ensure that all visitors to Green Community have been invited by residents or Green Community Management. The Security staff will contact your residence number to check that you are expecting the visitor. If there is no reply, your visitors will be turned away. Please therefore make sure that we have a record of your residence telephone number that can be provided to our Security staff. If you are expecting a number of visitors (for a party or similar), please inform our Security staff in advance in order to avoid delays.
A: We want to ensure that all household staff or estate workers living and/or working in Green Community are here legitimately and that their access to Green Community is approved by their employer or sponsor. The pass ensures that they can come and go from Green Community easily.
A: If you are carrying out any works at your property, you should firstly ensure that it is approved by the Landlord. Internal works do not normally require Landlord approval but we would still prefer to be aware that you are employing a contractor on site. We will issue an approval for access to Security in these circumstances. External works generally do require approval. Rent to Own tenants are not permitted to make any changes to their property without prior approval.
A: Your visitors are welcome to make use of the facilities at Green Community, but we ask you to ensure that they are aware of the safety restrictions - particularly in the swimming pools. Please do ensure that visitors are aware of the requirement for adult supervision of children since we do not have lifeguards at Green Community and the Landlord accepts no responsibility for pool users.
A: Please contact the Green Community Management Office to complete a Party Reservation Form. This ensures that our Security staff are aware that a party is planned and can facilitate access control and assist with parking requirements. You will be asked to pay a refundable deposit against damage to any of the furniture or fittings in the Recreation Centre. Please also note that whilst you are welcome to reserve the Party room at the Recreation Centre, it is not possible to close of the swimming pool or other common areas of Green Community for your exclusive use.
A: Please ensure that visitors only park in designated visitor parking. There are parking spaces for visitors close to the Recreation Centres among the villas and townhouses and along the edge of the Green Community boundary fence for the apartments. The Terrace Apartments have clearly marked visitor parking spaces. Please do not, under any circumstances, park your or your visitors' vehicles in spaces reserved for residents as this is the most common cause for disagreement among residents.
